MINUTES OF THE REGULAR MEETING OF THE VIENNA
PLANNING BOARD HELD JULY 28, 2010

At 5:30 PM regular members Waine Whittier and Creston Gaither visited Alison Brown and Ken Wilson's site on Parker Pond (tax map 11 lot 28-P) regarding their proposal to construct a second house on the parcel and a driveway and turnaround. Low, flat terrain was noted.

At 6:15 Waine and Creston viewed Ray Anderson's Flying Pond parcel (tax map 10 lot 35-F) from the mainland to consider his proposal to build a cleated 8' x 3' ramp on the northeasterly shore of the island to facilitate access. They then briefly met with him within sight of the island.

The regular meeting convened at 7:00 PM at the Town House. Regular member Alan Williams arrived to complete a quorum. Also present were Alison Brown, Ken Wilson, and Ray and Sharon Anderson.

The Board considered Ray Anderson's proposal. It made findings of fact as per Section 16.D. of the Shoreland Zoning Ordinance (SZO), found the proposal conforming, and voted to authorize Creston to issue the usual permit by letter.

The Board then considered Alison Brown's and Ken Wilson's proposal.The applicants submitted a site evaluation and sketch but no plumbing permit. They said that Sid Smith would be obtaining the plumbing permit on their behalf. The site appears to lie close to the flood hazard zone as per the current flood maps. Creston was authorized to make a determination in this regard. The Board made findings of fact as per Section 16.D. of the Shoreland Zoning Ordinance (SZO), found the proposal conforming, and voted to authorize Creston to issue the usual permit by letter upon receipt of a plumbing permit. The Board noted that an additional floodplain ordinance permit may be required if it is determined that the site lies within the floodplain.

Gregg Roe appeared and was issued a Notification of Construction permit for a small addition on his Waugh Road property (tax map 10 lot 114), it being a utility room with no additional bedroom.

Minutes of the June 26 meeting were read and accepted.

Waine will find out whether anyone has issued a permit for the addition under construction on the Ridley parcel (tax map 2 lot 7)
